Topping-out ceremony at Koloniestraße 3–4
JAAS celebrates milestone for sustainable commercial and hotel project in Berlin
Berlin-based project developer and real estate investor JAAS is celebrating the topping-out ceremony for its commercial project at Koloniestraße 3–4 in the Gesundbrunnen district (Mitte borough). A mixed-use building complex with approximately 7,300 m² of gross floor area above ground is being constructed on a site measuring around 2,028 m². The project is scheduled for completion in the third quarter of 2026.
The complex combines a new building facing the street with a side wing and an existing loft building with a coach house. While the new building will provide around 3,700 m² of flexible and innovative office and commercial space, the existing building will accommodate around 90 hotel rooms, which will be operated by the NUMA Group.
"The topping-out ceremony marks an important milestone on the way to completing our complex on Koloniestraße. In the existing building, we are working with NUMA to realize a contemporary hotel concept; the new building will house flexible office and commercial space of high architectural quality. Designed by KSP Engel and awarded a DGNB Platinum pre-certificate, the project combines sustainable construction with long-term viability at the Gesundbrunnen location," explains Richard Jensch, managing partner of the JAAS Group.
The project is characterized by its excellent infrastructure connections. The Pankstraße and Osloer Straße underground stations are within walking distance and are complemented by numerous tram and bus lines. The nearby Gesundbrunnen long-distance and regional train station connects the neighborhood to Berlin's Ringbahn as well as regional and interregional transport. There are also a wide range of restaurants in the immediate vicinity, and the nearby Panke river offers additional recreational opportunities.
With the project at Koloniestraße 3–4, JAAS is making a further contribution to the sustainable development of the Mitte district and to strengthening Gesundbrunnen as an urban place to work and stay overnight.
