JAAS receives building permit for new construction at Berlin's KaDeWe
Berlin-based project developer JAAS has received planning permission for a new construction project on Ansbacher Straße, not far from KaDeWe. Around 4,800 m² of office and retail space will be built on the approximately 1,175 m² site at Ansbacher Straße 4. Completion is scheduled for Q2/2026; DGNB platinum pre-certification has already been obtained.
Alexander Scheinin, managing partner of JAAS: "Wittenbergplatz has a charisma that extends far beyond Berlin, not least because of the significance of KaDeWe as Germany's best-known department store. It is also located in the heart of City West, with Berlin Zoo and the Gedächtniskirche (Memorial Church) as further famous landmarks in the immediate vicinity, acting as crowd pullers. This makes the location an excellent business hub – the flagship stores around Tauentzienstraße and in Bikini Berlin are impressive proof of this."
Thomas Müller, founder of Müller Reimann Architekten: "The development of City West is a matter close to our hearts, and designing a new building in this historic setting was a particularly exciting challenge. When designing the project on Ansbacher Strasse, we placed great importance on continuing the dialogue between old and new and harmoniously adding a new building that is on a par with the historic buildings on the site."
The spaces planned by JAAS are suitable for a single-tenant concept, but can also be leased as smaller units in line with a multi-tenant concept. Due to their central location, the units on the ground floor are ideal for retail space.
Wittenbergplatz is one of the busiest locations in Berlin. Numerous nearby bus and subway stations, as well as the Zoologischer Garten train station, connect the location to local and long-distance public transport. Berlin Central Station can be reached by car in just 15 minutes and BER Airport in 30 minutes.
