Staying the course in uncertain times
After the challenging months behind us and an already eventful start to the new year, many questions remain unanswered. How will the cost of building materials develop in 2023? What interest rate developments can we expect? Will inflationary trends, which are also driven by rising personnel costs, continue to gain momentum?
These unanswered questions have led to general uncertainty in the market and significantly limited the willingness of many market players to take action. Buyers are acting cautiously as they speculate on falling prices, and sellers are sticking to their previously calculated prices. At the same time, cost increases of around 20 percent mean that project developers have to raise more equity capital, causing construction projects to be delayed or put on hold. As a result, we have seen a standstill in the market for several months, but this will resolve itself in the coming months. We expect the market situation to calm down completely in about one to two years. Until then, however, all real estate segments will be affected, some more than others. The office and residential asset classes are relatively crisis-resilient, as people will always need somewhere to live and work. Against the backdrop of volatile market conditions and increased demands on the part of buyers, JAAS continues to focus on the corporate values that have always shaped our business model and our actions. We develop stylish working and living spaces that are characterized by the highest quality standards and energy-efficient design.
