Thinking about the city of tomorrow: Sustainable living space for Berlin
Cities need to be reimagined. This requires forward-looking concepts at the political and urban planning level, but also a rethink in the concrete planning and implementation of each individual construction project. As an investor and project developer based in Berlin, we want to do our part to make the capital more sustainable while creating unique living and working spaces.
In Berlin's Moabit district, not far from the riverbank of the Westfälisches Viertel, JAAS is developing THE FLÂNEUR townhouse with 19 condominiums at Dortmunder Straße 14. A total of around 2,030 square meters of living space will be created, meeting the highest sustainability requirements. With its classic façade and curved balconies, the new building blends perfectly into its Wilhelminian-style surroundings, its elegant architecture echoing the design language of the Spree. The classic architectural design is combined with state-of-the-art technology. In addition to high-quality insulation of the building facade, we use the ambient air as a heat source by integrating an air-water heat pump combined with underfloor heating, thus making heating and hot water preparation sustainable and energy-efficient.
Thanks to its reversible operation, the technology can also be used for cooling, ensuring a pleasant living climate in all rooms during the warm summer months. We further reduce the operating costs of the heat pump, which are already lower than those of oil or gas heating, by combining it with the property's own photovoltaic system. The electricity generated from solar energy not only reduces the apartment owners' utility costs, but also conserves resources and reduces emissions. The use of environmental heat in conjunction with renewable energies also increases the building's energy self-sufficiency and thus the planning security for residents. Rising energy prices therefore play a lesser role.
In order to use solar energy as efficiently as possible, we are installing a PV power storage system on Dortmunder Straße. It stores solar power and supplies it to the electrical components of the heat pump or other power consumers in the household as needed. In addition, it supplies the entire building or individual consumers with domestic power in the event of a power failure. This process is controlled by an innovative energy management system that networks all technological components. Thanks to the measures described above, our residential project THE FLÂNEUR complies with energy efficiency class A+, the highest energy standard that can be achieved for new buildings. In addition, we use sustainable materials such as durable parquet flooring and energy-saving lighting concepts in the interior design. All parking spaces belonging to the property have the technical infrastructure to integrate charging points for electric vehicles. Together with the high-quality and timeless design, these factors make the property on Dortmunder Straße a sustainable building that will remain worth preserving for generations to come and contribute to improving the quality of life within the urban area. With THE FLÂNEUR, we are fully delivering on the promise of quality associated with the JAAS brand.
